At The Gardens we don’t just offer whole ownership, we also offer fractional ownership. This ‘smart-sharing’ ownership has many benefits. These benefits include you owning a quarter share of a villa and enjoying a quarter of the time each year if desired. Even more, a quarter of net rental income and resale in due course. This ‘smart-sharing’ ownership is also ideal for groups of friends or families who’d like to buy a home together—coupled with a complete management and rental solution for our community of homeowners.
An equally important highlight is that The Gardens project is approved under the Antigua & Barbuda Citizenship Investment Program, meaning anyone purchasing real estate in the development can apply for citizenship there.

– Whole Ownership
-Waterfront plots – Whole villas starting at approximately $1.3M USD. Options for 2, 3 or 4 bedrooms. Private docks are available for $80k USD. With furnishings and closing costs, the total cost is closer to $1.5M USD and up.
-Garden plots – Whole villa starting at approximately $800k USD. Options for 2, 3 or 4 bedrooms. With furnishings and closing costs, the total cost is closer to $1M USD and up.
– Fractional Ownership
*It’s important to note that we offer 20% ownership for $200,000 USD in a villa that retails for approximately $1M USD including furnishing – i.e. our fractions tally the whole ownership price. This is unusual in Caribbean fractional ownership as many fractions add up to twice or more than the whole villa retail price, making it hard for shareholders to exit and receive a return on their capital investment.
-Shareholder has 10 weeks of use each year, rotated annually in 10-week blocks.
-Option to rent to vacationers for any weeks not used personally each year.
-Fully managed rental operations with twice-yearly reports.
-Net rental paid twice per year (if any)
-Villa #118, under construction now, has 3 of 5 fractions remaining under this model.
