We created this list of frequently asked questions that may answer some of your own queries.
If we are interested in gaining citizenship, who qualifies for citizenship? Each primary family member will have to apply for citizenship with their direct family members on their application. To summarise, it will be you as the primary member and your family on your application will be included, once your applications are approved you will all receive citizenship.
Could we split this villa as a vacation home between 4 individuals (25% share each)? Yes, you can split it between 4 individuals! We offer whole ownership as well as fractional ownership. We will get more into detail about our fractional ownership option. It’s important to note that we offer 20% ownership for $200,000 USD in a villa that retails for approximately $1M USD including furnishing – i.e. our fractions tally the whole ownership price. This is unusual in Caribbean fractional ownership as many fractions add up to twice or more than the whole villa retail price, making it hard for shareholders to exit and receive a return on their capital investment.
-Shareholder has 10 weeks of use each year, rotated annually in 10-week blocks.
-Option to rent to vacationers for any weeks not used personally each year.
-Fully managed rental operations with twice-yearly reports.
-Net rental paid twice per year (if any)
When would those first rental payments be paid out assuming we’re cash flow positive, in 2024? The new whole ownership likely be in 2025. Accounts reconciled and rental paid out bi-annually. Net rental is paid bi-annually so probably your first payment would be 1st Jan 2025 or 1 June 2025 (Assuming rentals start around Oct/Nov 2024)
Do you buy the plot and then pay for the house to be built on the plot? If so, how much for the homes? Our prices include land and a villa. The difference in cost is dependent on land size and the villa configuration. For instance, you can see whole ownership prices for the different plots.
-Waterfront plots – Whole villas starting at approximately $1.3M USD. Options for 2, 3 or 4 bedrooms. Private docks are available for $80k USD. With furnishings and closing costs, the total cost is closer to $1.5M USD and up.
-Garden plots – Whole villa starting at approximately $800k USD. Options for 2, 3 or 4 bedrooms. With furnishings and closing costs, the total cost is closer to $1M USD and up.
Are there driveways for cars? Each villa owner has parking in front of your villa, space for 2 vehicles
What are The Garden’s hurricane and flood protection like? STANDARD: Wood louvres (stand up well in storms in our experience), and glass sliding doors are the norm for the properties. Impact glass is used on sliding doors. Hurricane shutters can be added for an additional cost. Upgrade of all doors and windows (if they do not want wood louvres), can be to Andersen doors and windows out of the U.S. and hurricane shutters can be added on top of those as well.

Will there be any common areas like a clubhouse, pool, and tennis/pickleball courts? In the Jolly Harbour community, there is a marina, tennis and squash courts, an 18-hole golf course with a gym and clubhouse, restaurants, beautiful beaches (within walking distance), a comprehensive supermarket, and a community swimming pool. There will be a substantial upgrade soon.
